Response to announcement by London Trust Limited

The Board of Caffyns has noted the announcement made today by London Trust Limited containing the text of a letter which New Fortress Holdings is sending to Caffyns' shareholders commenting on the Company's performance, capital structure and strategy.

Caffyns today also received a separate letter from New Fortress Holdings requesting responses to specific questions.  The Board intends to respond to those questions as part of its continuing strategy to retain a constructive dialogue with its shareholders.

The Board does not accept the comments in the letter to shareholders. The Board has a strategy which involves operational improvements and selective property disposals in order to generate value for shareholders.  The Board continues to work hard to execute its strategy in order to deliver value for all shareholders in an increasingly challenging economic environment for consumers.
